Spanish Property Bargains – Part 2

Thanks to all of you who commented on my article last week about discounted properties in Spain.

There were some great suggestions, and there certainly seems to be an interest in discounted properties in Spain. We’re currently investigating developing these new features:

  1. Search for discounted properties
  2. Discounted properties highlighted in search results
  3. Displaying the price history of an individual property

We’re trying to juggle development time to get these new features live between the end of August and mid-September. As a Property Pulse subscriber, you’ll be the first to know when they’re ready.

If these work out well, and prove to be popular, we’ll also have a look at providing a way of watching properties and getting an email alert when any of their prices change – probably via our current ‘favourite properties’ functionality.

If you have any further thoughts about how you’d like to search for discounted properties, please let us know so we can take them into account while we’re programming.

This story published by Globaledge last week also deals with the subject of discounted property in Spain. It lists the countries which have lost or gained in terms of search volume on Rightmove Overseas. I think the data itself is rather subjective, but what’s interesting is this summary of what’s happening to Spain:

The data suggests that Spain and France, the two largest markets with British buyers are recovering at significantly different speeds. Searches for French property are down more than twice those of Spain compared to two years earlier. The driver behind the trend is the continued scent of bargains from its oversupply issues.

If this is true, it’s something I predicted a while back due to the different rates of recovery of the world’s economies – and the slower Spanish economy.

I’m pleased that Peter Esders of Chebsey & Co has published his first article in our legal section: Why use a UK lawyer to buy Spanish property? There are some facets of his answer to that question which I definitely wasn’t aware of.

Fresh data from the National Institute of Statistics shows that property sales in Spain rose by 10.7 percent in the first six months of 2010. However ..

The Bank of Spain warned that the signs of recovery will continue to be weak for several more quarters to come. Spanish Prime Minister Jose Luis Rodriguez Zapatero also admitted that the third quarter will not be as good as the second.

Perhaps predicting that tricky third quarter, TINSA’s report for July shows a worrying trend for the first time in quite a while. Their figures indicate that Spanish property dropped in value in July faster than it did in the previous month.

The difference isn’t huge – but it could be significant. TINSA say that it’s too early to tell because indirect taxation effects and the summer seasonal blip could have impacted their July numbers.

    Looking at property prices in Mojacar there seems to be a gap between the current economic situation and peoples expectations as to what their property is currently worth. I have been looking for a property for two years and was unlucky enough to just miss one that was a realistic price for what was being offered and fitted my criteria. Hopefully this situation will improve the longer people wait to sell and reality checks in and I can achieve my aims of a new home at what it is currently worth and not what it was worth a couple of years ago.
