Spanish Coastal Properties Cheaper to Rent

Rental prices for houses and apartments on the Spanish coast have seen an average drop of 3% in 2011 compared to last year, according to a study by fotocasa.es.
The property portal recorded decreases of up to 15% – with Manilva, in the Malaga province, seeing rental prices drop by 14.8%, making the average price per square metre 6.03 euros per month. On the opposite side, they also highlighted Almuñécar, on the coast of Granada, whose rental prices have risen by 7.4%, giving a price per square metre per month of 6.39 euros.
As reported in Cinco Dias, the portal lists the Valencian city of Sagunto as the cheapest in the whole of the Spanish coastline to rent a home this year, with a price per square metre per month of 4.91 euros. In contrast, San Sebastian is listed as the most expensive seaside town, with an average price of 13.35 euros per square metre per month.
By region, the Andalusian coast has seen rental prices fall by 3% compared to last season, while on the Catalan coast prices have dropped by 3.4% on average compared to 2010.
Rental prices also fell by 2.5% in Valencia, while the coast of Murcia experienced a decrease of 4.6% year-on-year.
As for the islands, rental prices fell by 4.5% on average in the Canary Islands, slightly more than in the Balearics, where the price of houses and apartments for rent fell 4.1% on average over the previous season.
Finally, holiday homes on the northern coast of Spain fell by an average of 1.6% compared to 2010.
